Today, with much thanks to you, we received the wire transfer for our closing on the sale of home for $588,000. Having succeeded in selling the home ourselves, with your help, we also earned a 1% bonus from my company to net $593,880 for our home. With this, I wanted to take a moment and truly express my gratitude, because without your substantial experience, market knowledge, diligent research, integrity, and professionalism, our family very likely would have gotten far less of the earned equity in our home. When we listed our home in October for $629,000, and then reduced it to $619,000 in late November, I was very certain that we were priced fairly. Had we the benefit of Summer weather, I felt we would have easily sold the home inside 60 days. Being the Fall however, we did not have many showings as activity slowed with the onset of Winter and the Holidays, but the ones we did have were very positive and none gave feedback indicating that the price was out-of-line. As we did not have a contract by early December, the relocation company was putting the pressure on to lower the price drastically. They wanted $599,000 ASAP, and then further reductions periodically from there. Their data points were no contract in place and two appraisals that came in lower. (Of course the appraisals done 11/1, were scoped to reflect what the price would need to be to sell the home in 60 days - the slowest period of the year - thereby for far less than it was worth). My previous realtor was all to willing to agree despite the seemingly clear fact that it was a matter of traffic & weather rather than price. I repeatedly had to explain to the relocation company and my realtor that I'd agree it was price if we were 0 for 15 or 20 on showings, but we were not. We were 0 for 4, and 2 were coming back, (one of which eventually bought the home). It was because of this, we decided to change realtors. We researched the market and found that you were clearly the best choice. I can't tell you how impressed with your integrity I was, when you assessed the situation and agreed that it was not at all an issue of price. You vastly improved our marketing, staged the home, promoted it and maximized our showings in a very slow market. You demonstrated exceptional knowledge of the Lemont market targeting the most prospective buyer rich surrounding areas including the sizable Polish and Lithuanian communities. You told us Lemont was a 90+ day market, that buyers take their time, especially in Winter. You were right. You got our home sold, the right way, getting us, as your client, a very fair price. Deciding to move our life for a position in my company was a tough decision, and a considerably difficult process with school age children. With the sale of our home, what was at stake was a substantial portion of our net worth, our home equity. You should at least be able to expect not to have to take a substantial financial hit simply because the company needed to move you in the Winter. As an family going through this, with all that is involved, you tend to trust that those stewarding the sale of your home, (relocation company & realtor) have your very best interest in mind. I have learned through this experience, that tendency of trust could have proven very costly. It well might have cost us, $30,000 - our buyout offer was $557,500. Thanks however to your integrity alone, and your willingness to challenge the relocation company to the same higher standard, we have come through this retaining our fair net worth.
